About 3rd Coast Properties

Our Mission

 3rd Coast Properties was created to fill the need of white glove property services for the absentee and vacation home owner. From routine wellness checks to full construction services, 3rd Coast is your one stop shop.  Headed by Brian P. Skaggs, a licensed contractor and builder of luxury homes along the lakeshore for over 25 years. Partnering with the premier Lakefront Realty Team, Michigan Homes and Cottages, 3rd Coast provides the piece of mind for your investment.    

Scope of Services

Complete Home Monitoring

 We bring peace of mind to the absentee home owner with our impeccable services. We will oversee all aspects of monitoring a second home so when you arrive for the season, your home away from home will anxiously awaiting your arrival. Each client can decide which of the following services best suites their needs.  

A watchful eye when you're away

 We know that owning a vacation home comes with a certain level of stress when you are not available to check on the property.  We have you covered. We will perform regular absentee owner checks providing peace and mind knowing that you always have someone there, even when you are not. Click HERE to see a list of available services.  

Concierge Services

  • Additional services tailored to each client’s unique needs. 
  • Full-service car detailing before season or throughout the season 
  • Marine services: Coordinate vessel cleaning, reception and departure 
  • Dock services: Coordinate dock maintenance, upgrades, and dredging as needed 
  • Unscheduled home check-ins for delivery reception 
  • A host of other customized services to meet the needs of each of our clients

As a licensed contractor, we offer full service construction services


  • Remodels, repaint, additions, or full home reconstruction
  • Commercial building services and improvements 
  • Coordinate/monitor projects of client provided contractors
